09/26/2025 - The Woodinville housing market continues to show strength and balance across multiple segments. With 141 active listings, buyers have options, but competition is strongest among 4-bedroom homes, which make up nearly half of all inventory.
Prices reflect this demand. The average listing price for all homes sits at $2.12M, with a sharp climb into the luxury tier for larger homes. Two-bedroom properties average under $800K, while 5+ bedroom estates push past $2.8M, highlighting Woodinville’s appeal for buyers seeking more space.
Sold data reinforces the market’s resilience. Homes are closing at almost 99% of their asking price, with 4-bedroom homes achieving nearly perfect alignment with list values. While the overall market time is just under four months, the high-end segment is proving more efficient, with large homes moving more quickly than many expect.
Overall, Woodinville remains a competitive, premium market, where well-priced homes, especially larger ones, are attracting strong buyer interest and closing with minimal negotiation.
